A Green Belt site rarely comes down to design alone, and it rarely comes down to policy alone either. The two have to be argued together: what the site can support, and how to make the case for it. With a RIBA Chartered Architect and an RTPI Chartered Planner in one practice, we build the design and the planning strategy side by side, rather than handing you between separate consultants partway through.

Understanding Farnham and the Green Belt.

Farnham itself sits within Waverley Borough Council, while many of the villages just outside the town, including Seale, fall within neighbouring Guildford Borough Council. Whichever authority applies, nearly all of the countryside around Farnham is designated Metropolitan Green Belt, which strictly limits what a replacement dwelling or extension can grow to, and a case that isn't carefully evidenced tends to get refused. We've argued that exact case at appeal, and it shapes how we approach every Green Belt site from the outset.

Contemporary House, Seale, near Farnham, is a case study in exactly this kind of site: a Green Belt replacement dwelling refused locally and won at appeal, on an extensive fallback position that justified a substantial uplift in floor space.
