For Developers

Architecture and planning for developers.

Much of a site's value is decided before the design is fixed. We bring architecture and planning together in one team, so you can test the constraints early, choose the right planning route, and avoid buying the wrong site or redrawing the right one.

Planning risk is decided early. So is site value.

For small and medium residential developers, the expensive mistakes happen at the start: a constraint spotted too late, the wrong planning route, a scheme that has to be redrawn. Because we hold both the architecture and the planning, we read a site against policy and design in the same conversation, and tell you plainly where the value and the risk sit.

The result is better acquisition decisions, fewer redesigns, and a clearer view of what a site will actually support before you commit.

One team, from appraisal to consent.

You deal with the two people doing the work: Tom Dames, a RIBA Chartered Architect, and Kerry Dames, an RTPI Chartered Planner. Design and planning decisions are made together, so the scheme you take to the authority is one that can actually be consented.

What we take on

  • Site appraisal and feasibility before you commit
  • Policy-aware design, built to secure consent
  • Planning strategy for complex, policy-sensitive sites
  • Difficult applications, refusals and appeals
  • Replacement dwellings, countryside, Green Belt and grey belt
  • National Park sites and Paragraph 84 country homes

01

Before you buy

Test a site's real capacity and planning prospects before you commit to a purchase or an option agreement.

02

Stuck or refused

A refusal is not the end of the road. We build the evidenced case and run the appeal to the Planning Inspectorate.

03

Unlocking value

A carefully argued fallback or a better-resolved scheme can lift what a site will deliver, and what it is worth.

Difficult sites, taken to consent.

A few examples of the work, and who did what. Where a badge reads A+P we led both the architecture and the planning; where it reads P, the commission was planning only.

"Kerry navigated every challenge with determination and professionalism. Her strategic approach and deep understanding of the planning system gave us complete confidence, and delivered the outcome we were hoping for."
