This scheme delivers 24 new homes on a brownfield site in Woking, Surrey, putting previously developed land back into productive use for much-needed housing. We worked as both architect and planning consultant, taking the project from site appraisal through design to a consented, deliverable scheme.

The layout balances density with liveability: a mix of homes arranged around generous, well-overlooked shared space, with parking and servicing resolved without dominating the public realm. The architecture is contemporary and unfussy, designed to sit comfortably in its suburban Surrey context.

Brownfield, with biodiversity built in

Beyond meeting the mandatory standard, the development achieves a 40% biodiversity net gain, well above the 10% baseline, through new planting, habitat creation and a landscape-led approach to the site. For the developer, that combination of density, design quality and measurable environmental benefit made for a confident, well-supported planning case.
